This month I'd like to talk about the importance of tenant referencing. For most of us, purchasing a buy-to-let property is a massive investment and one you would like to see a decent return on. Buy a property, get a tenant and make some profit - simple! The big gamble, however, is taking on the tenant!

The tenant may look perfect on paper - good job, well mannered, well spoken, squeaky clean! Three months down the line they have stopped paying rent and have not taken care of your property. It is not what you had anticipated!

But how do you sort the wheat from the chaff? A full tenant reference may reveal what sort of tenant they actually are; they have a poor financial history and their ex-Landlord would not recommend them! Or they have a great financial history and their Landlord cannot say enough good things about them!

A tenant reference takes out some of the risk involved in renting out your property but can never guarantee that your tenant will pay; for protection against non-payments it is highly recommended that you take out Rent Guarantee Insurance.
